Is this the same as a land survey?

No.

We provide building documentation only — interior and exterior measured drawings.

We do not provide:

  • Property boundary surveys

  • Civil engineering surveys

  • Lot line verification

  • Elevation certificates

If your project requires land surveying, a licensed land surveyor must be engaged separately.

What is an existing conditions survey?

An existing conditions survey documents the current layout and configuration of a building. We provide field-verified floor plans, reflected ceiling plans, elevations, and key dimensions in CAD and PDF format.

These drawings are typically used for renovation, tenant improvement, permitting, and construction documentation.

What is included in an as-built drawing package?

Typical deliverables include:

  • Dimensioned floor plans

  • Reflected ceiling plans

  • Exterior elevations

  • Building sections

  • Key vertical dimensions

  • Digital Walk-Thru supported by Matterport upon request

Deliverables are provided in DWG (CAD) and PDF formats.

How much does an existing conditions survey cost?

Most projects under 2,000 square feet range between:

$3,450 – $4,150 (Nationwide Service - Travel Included)

How long does an existing conditions survey take?

Most projects are delivered within 3–7 business days from the field visit.

Do you provide tenant improvement surveys?

Yes.

We regularly document existing conditions for office, retail, restaurant, and commercial tenant improvement projects. Our deliverables are structured to support renovation design and permitting.

Do you use laser scanning or reality capture?

We use modern documentation tools including 3d Capture Cameras, and LiDAR to capture space dimensions down to 1/8” accuracy. We have structured field verification workflows to ensure accuracy and efficiency. Deliverables are clean, usable CAD files ready for project development.

Can you coordinate directly with our architect or contractor?

Yes.

We frequently work as a documentation partner to architecture firms and contractors. Deliverables are structured to integrate into standard renovation and TI workflows.

To prepare a proposal, we typically need:
